Sunflower Development Group is helping bring a bold new vision to downtown Olathe with the expansion of Char Bar’s popular restaurant and pickleball concept. The new location is slated to open in 2026, adding to the growing wave of redevelopment in the area.
Originally built in 1971 as Fire Station 1, the 4,000-square-foot concrete building—most recently home to the Olathe Housing Authority—will be repurposed and expanded with a 22,000-square-foot addition to the north. Set to become Char Bar’s largest location to date, the project will feature six indoor pickleball courts, covered and uncovered dining, fireplace seating, and outdoor yard games. Sunflower Development Group is collaborating with Clockwork Architecture + Design and Renaissance Infrastructure Consulting to bring this $7 million vision to life, with a targeted completion in 2026.
