Sunflower Development Group, alongside Edgemoor Infrastructure & Real Estate, is co-developing the second phase of the University of Kansas Gateway District, a transformative mixed-use development surrounding David Booth Kansas Memorial Stadium.
The second phase includes major stadium upgrades, a 162-room hotel with luxury condominium units, approximately 482 beds of student housing across two mixed-use buildings with ground-floor retail and dining, a 650-space podium parking garage, and a 20,000-square-foot outdoor event plaza designed to frame KU’s iconic campanile. Vertical construction on student housing is expected to begin by the end of the year, with completion targeted for June 2028, while phased stadium seating improvements are planned for the 2026 season with full capacity anticipated in 2027. Backed by a mix of private investment and public incentives, the Gateway District is designed to create a year-round destination that strengthens campus life and positions Lawrence as a premier sports and entertainment hub in the Heartland.
