Hedge Lane Apartments will be one of the only workforce housing projects to be built in Johnson County in 20 years.

Hedge Lane Apartments will be a 144-unit apartment community located in Shawnee, Kansas, in the heart of Johnson County, the most affluent county in the State.  The project will consist of one, two and three-bedroom units.  All the units will be rented at 60% AMI levels.  The project will be funded with 4% low-income housing tax credits, tax-exempt bonds and a $1 million long term loan from Johnson County, KS.

The development will target working-class residents in a fast growing industrial corridor along K-7 whose household incomes are ≤ 60% AMI. The project anticipates roughly 270-300 people will be beneficiaries based on unit mix.

  • 42 one bedrooms at $855/month
  • 80 two bedrooms at $1,025/month
  • 22 three bedrooms at $1,100/month

According to the Johnson County Housing Study in Shawnee:

  • over 50% of renters pay >30% of their income in rent
  • between 2009-2019 roughly 31% of new units were multi-family units with 0% being affordable family housing
  • about 331 rental units will need to be produced @ < $1,000 rent per month by 2025 When considering 2% inflation 122 units or 37% of demand will be achieved by this project.
